Kelly raised four daughters here, which is a slower and far more thorough way of learning a county than selling in it. She knows which public schools people move zip codes for and which private ones have a waiting list; which country clubs require you to join before you close and roughly what that obligation is; which 55-plus communities are resale-only, which are age-restricted at 55 and which at 62, and which of them feel like a small town rather than a subdivision. That is unglamorous knowledge and it decides most of these purchases. If she does not know a community well enough to advise you on it, she will say so rather than learn it on your money.

Four adjacent towns is a small enough patch that I can tell you which side of Federal Highway holds value, which communities oblige you to join the club, and which buildings have an assessment coming.
That is the whole argument for hiring someone local. A portal can show you every listing in Palm Beach County; it cannot tell you that the quiet block you liked backs onto a service road.
