A city built on the water
Canal-front and river-front homes carry seawalls, docks and fixed bridges: what a boat needs to clear, what a seawall costs to rebuild, and who is responsible for which. These decide value here more than finish level does.
Downtown and the new towers
The urban core has added condominium towers quickly, and a new building is a different purchase from an established one — different paperwork, different carry, different risks.
The established districts
Older canal-side neighbourhoods east of the highway carry rebuild-and-raise economics: renovation quality, elevation and insurability set the price more than square footage does.
