Boca Raton runs from a walkable, low-rise downtown around Mizner Park out to a wide ring of gated golf and country-club communities west of the interstate. The architecture leans Mediterranean revival, and the city regulates building height and signage tightly.
Where Boca Raton actually differs, block to block.
East Boca
Between Federal Highway and the ocean. The most walkable part of the city, the oldest housing stock, and the part that behaves least like a suburb.
The country-club communities
Boca West, Broken Sound, St Andrews, the Polo Club, Woodfield. Some require you to join the club as a condition of buying and some do not, and the community's reputation is not a reliable guide to which.
The family neighbourhoods west of I-95
Where most of the school-driven moves land. Gated and non-gated sit side by side, and the school boundary can change between two streets that look identical.
The 55-plus communities
Age-restricted and generally the most affordable way into the city. Restrictions on who else may live there vary community by community and are worth reading before you offer.

Get a Boca Raton valuation- Whether club membership is mandatory, optional, equity or non-equity
- The assigned school boundary for that exact address, not the town
- East or west of I-95, which changes almost everything else
- Age restriction, and the occupancy rules underneath it
- Roof age and insurability, which now shape what a buyer can finance
