Why the first number matters

The market reads a price cut.

A house listed correctly gets its strongest attention in the first two weeks. One priced hopefully spends that attention, then negotiates from a weaker position with a price-drop history attached to it. Getting the opening number right is the cheapest thing you will do in the whole sale.

What does the valuation cost?

Nothing, and there is no obligation to list. It is better to have an accurate number and decide not to sell than to list at the wrong price.

Why not just use an online estimate?

Automated estimates work from public records. They cannot see that you renovated, which way the house faces, what your club membership obliges you to, or that the comparable two streets over backs onto a road. In these communities those are most of the difference.

Will I be put on a mailing list?

No. You will get your valuation and a note asking whether you want to talk. If you say no, that is the end of it.

How quickly will I hear back?

Within 24 hours. If the property is unusual and the comparables need more work, I will tell you that rather than rush a number.
