A city of associations
Miami behaves like a condo city. Downtown and coastal towers answer to associations with budgets, reserves, rental restrictions and approval processes, and the building's paperwork decides as much of the purchase as the unit does.
New construction and resale
Developer contracts, deposit schedules and assignment clauses are a different negotiation from a resale, and the two markets move for different reasons. Which one you are in shapes the offer from the first draft.
Coastal strand and inland
East and west of the water behave like different markets — insurance, flood exposure and what the land itself is worth. The premium and the carry do not move together.
