Delray Beach is a walkable beach town built around Atlantic Avenue, with a large and much less visible inland half: gated communities and some of the biggest age-restricted developments in the county sit west of the coastal strip most visitors ever see.

Downtown and Atlantic Avenue
The reason most people first look at Delray. Walkability to the Avenue carries a premium, and so does being far enough off it to sleep.
The historic districts
Older, larger lots and mature tree canopy. Renovation quality varies enormously street to street, which is where most of the pricing disagreement happens.
West Delray, behind the gates
Standard-issue from the road and highly various behind it. Age restriction, club obligation and pet and rental rules differ between communities that share a traffic light.
The 55-plus developments
Delray has some of the largest in Florida. They are effectively small towns, with their own transport, theatres and clubs, and they price well below the coastal half of the city.

- Age restriction, and whether the community is resale-only
- Rental and pet rules, which decide more resales here than people expect
