How do you buy a house for a specific school in Palm Beach County?

In Palm Beach County a home is assigned to schools by attendance boundary, not by city or by what the listing says. Boundaries are redrawn as schools fill, and choice and magnet programmes sit outside the boundary system entirely. Verify the address itself, in writing.


A great many purchases in this county are really school purchases. The house is the thing being bought, but the reason is a school, and the buyer has usually worked out which one before they have worked out which street. That order is fine. What causes trouble is assuming the two are locked together, because in Palm Beach County they are not.

You are not buying a town, you are buying an address

School assignment here is drawn by attendance boundary. A boundary is a line on a map maintained by the School District of Palm Beach County, and it does not follow city limits, subdivision entrances, or the name of the community on the sign. Two houses on opposite sides of one road can be assigned to different elementary schools. Two houses in the same gated community can be split by a boundary that runs through it.

This is why “in the X school district” in a listing description is not information. It is not necessarily wrong, but it is not sourced, it is not guaranteed, and the person who wrote it may have copied it from the previous listing for the same house, which may itself predate a boundary change. Nothing in a listing is a school assignment. Only the district is.

Boundaries move, and they move for a reason

Attendance boundaries are periodically redrawn. The mechanics are plain: a school reaches capacity, or a new school opens, or a large development completes and delivers several hundred children into a catchment that was already full. The district then rebalances, and some addresses change schools.

Two practical consequences follow, and they are the ones worth planning around:

  • An assignment that is correct on the day you close is not a promise about the following year. It is a fact about the current boundary.
  • The areas most likely to be rezoned are the ones with the most new construction nearby, because that is what fills a school. If you are buying into a rapidly building corridor specifically for a school, that is exactly where the assignment is least stable.

None of that means you should not buy for a school. It means the school is a reason, not a guarantee, and it is worth knowing which one you are relying on.

Choice, magnet and charter sit outside the boundary entirely

Palm Beach County runs a substantial choice and magnet programme, and this is where families most often confuse themselves. A choice programme is not attached to your address. You apply, and admission is by the programme's own process, which may be a lottery, an audition, an academic threshold, or some combination. Buying a particular house does not improve your odds of a seat in a programme that does not allocate by boundary.

Charter schools are separate again: independently operated, open to applicants across their own defined area, and admitting by their own process. Living nearby is not the same as being assigned.

So the honest version of the question is usually two questions. Which school is this address assigned to, and which programmes could we apply to from here? They have different answers and different levels of certainty, and a house that is excellent for the first may be irrelevant to the second.

How to verify an address before you are committed

There is a right order to this, and it costs nothing but a few days:

  • Check the exact address, not the community. The district publishes a school-locator tool that takes a street address and returns the assigned schools. Use the address on the deed, including the unit number where there is one.
  • Ask the district directly, in writing, for anything you are relying on. A screenshot of a lookup tool is a good start. An answer from the district about that specific address is better, and it is the only version that is worth anything later.
  • Ask whether a boundary review is open. Proposed boundary changes are public before they are adopted. If one is under discussion for your address, you want to know that before you are under contract, not after.
  • Confirm the programme separately. If the plan depends on a choice, magnet or charter seat, confirm the application window, the admission basis and the eligible area with the programme itself. Do not infer it from the assigned school.
  • Put the contingency in the contract if it is genuinely a condition. If the purchase does not make sense without a particular assignment, that belongs in the contract in writing, negotiated up front. It is a legitimate thing to ask for. It is not something you can add afterwards.

The part nobody tells you

Families move for a named school and then discover that what they actually wanted was a commute they could live with, a programme their child was eligible for, and neighbours in the same stage of life. Those three things are only loosely correlated with the school ranking that started the search, and they are much more stable than a boundary.

Having raised four daughters through this county's schools, my own view is that the second-best assigned school ten minutes closer to home is very often the better outcome, and that it is worth at least considering before you narrow the search to three streets. But that is a judgement, and it is yours to make. What is not a judgement is the verification: check the address, get it in writing, and ask whether a review is open. That part is just process, and skipping it is how people end up disappointed by a house that was never the problem.
